John Money's theory is akin to a guy I used to know claiming that his 1993 Toyota Corolla front wheel drive had a Corolla 4WD engine, front suspension and front brakes and other running gear. I had an external front door handle break on my old Corolla, and a panel shop had to order one from Toyota and they fitted it for me. The door handle was the same as a Corolla 4WD. The Corolla 4WD door handle and the Corolla FWD door handle are identical, except the texture is different. The other guy's claim about the running gear was half-true in that when Toyota upgraded the Corolla, they used a similar engine to the Corolla 4WD in the Corolla FWD, but the suspension and brakes were not identical. So, Money was wrong when he claimed that a cisgender male could become a female through hormone therapy and surgery. A transwoman, however, being assigned male at birth, once they commence hormone therapy, feels an alignment between their emotions and their brain and that their body is more in alignment with it.

I have long felt more in line with a woman in that how I wanted to be touched by a partner was more in line with what a woman would want than what a man would want. For example, I wanted a woman to rub my belly and play with my belly button than rub my doodle. But my ex-girlfriend couldn't understand that. I wanted to rub her belly and finger her belly button and she didn't want that. I view my nipples as erogenous, too.
